I have listings in my area that I show to tons of people until one of them likes it enough to take it. I just showed a client a listing and while he said he liked it, I could tell he wasn’t going to move forward. For many of my listings, I expect to show it dozens, sometimes hundreds of times before I get something under contract. I use the same spiel and I give the same tour to everyone. I use the same jokes in the same parts of the showing. I even use the same intonation and inflection points in my speech. I just figure there’s nothing else in particular I can do to make someone like a property; they either do or they don’t. But….I think about agents who close tons more deals than me and I wonder if there’s something I could be doing to have a better showings to closings ratio. I noticed the agents doing well tend to be so charismatic, but how does being a charming smooth-talker translate to people choosing your listing as the home they’ll live in? Are there ways to psychologically “manipulate” your clients into the place while showing it to them? What are some things you do?
