26 year old new realtor here. I’m 1 month into the business, part of a brokerage, on a team to start with a good mentor who answers all of my questions and pretty much tell everyone I come into contact with that I’m a realtor and I can help them buy or sell homes.

I’ve been holding open houses for 3 weeks straight but haven’t found any buyers yet, as barely anyone has shown up to them, despite me posting about it on my social media page.

I recently had a couple sign off a buyer agency contract with me and have gotten them approved for a mortgage.

Despite doing all of this I still feel as though chances are, I’m going to fail because I can never seem to commit to anything in my life. I don’t really have anything to lose. Live with mom, have a part time job. Just want to turn this into a career.

Hi everyone,

I am starting my geo-farm marketing for the very first time so I am wondering a few questions and hoping that I can get some advice here:

1/ How does everyone order and design your farming postcards? I have a guy who can design a postcard for very cheap because I have looked all over the place for a catchy design but I have not been satisfied with anything so far but again, those have been proven to work by other agents while I’m starting from scratches so do you think generic designs can get homeowner’s attention?

2/ My preferred title company has a website that I can pull up to see how long the owners have lived in the house and their equity. Is it smart, for example, to target those who have lived for more than 4 years and have more than 40% equity OR is it better to hit all the houses in the subdivision?

3/I am being told that I should also do Facebook ads to re-target that same area that I farm? is it a good idea to do it if you haven’t had any review and followers on Facebook?

My main goal this year is to not overspending on marketing which I have done last year and more efficient on the dollar. Any advice is appreciated.

Sellers always think their house is worth more than it is. I show them comps to no avail. I set the expectations by telling them if we list at their price, then we must plan to do price drops pending no showings in the first 2-3 weeks.

Been an agent for 3 years and have always dealt with this issue. I have respect from the community that I know what I’m doing, due to referrals and SOI business, but when it comes to pricing, I’m a fart in the wind. What’s a more aggressive approach to sway them to my way of pricing. The price drops are a waste of time and pointless, and make me look like I don’t know what I’m doing by pricing these things high on the MLS. Kinda embarrassing for me to my peers as well. Any help please!

So, I’m hoping to be licensed in the next 2-3 months. I just got a job offer today at a company that does primarily property management but they do list homes as well to start. They want to start me as an assistant until I have my license.

I overheard them mentioning to the woman who is getting me the paperwork that I will be made to sign a non-compete clause.

What does this entail? Is it enforceable? Should I look for another broker?

I have gotten a sudden influx of buyers looking for rent to own. A couple have been swayed to my favorite mortgage company, because their credit wasn’t as bad off as they thought, but some are still insistent on rent to own.

I don’t necessarily want to mess with all that, but not having a large network yet, I don’t want to outright turn it down either.

What would you help them look for? FSBOs? Land contract? What do you all suggest?

Thought I would try to get a second opinion on here. I’m having a tough time weighing out the pros and cons of joining another team and have been vetting out upside and downside.

My background: My situation is a bit unique in that most of my career has been within rentals, which for 2-3 years I’ve been trying to make a clean break from into sales. You can make six figures but it is fairly ‘churn and burn’ and in Boston many renters are far from purchasing (students, international researchers here temporarily, etc). I just turned 30 and my SOI is really just starting to purchase with more frequency. I also joined a poorly run team with a Top 10 producer in Boston from 2018-2019 with a lack of clearly defined roles and not much guidance. That was a step back financially, though I did learn a lot. I ended up going back to my old rentals firm and had a good year, but still only 3-4 sales. I know team leaders can only do so much for *your* business, but there was a lot of gray area and some empty promises.

Team opportunity: Top producer who is roughly the same age as me, did about 70M last year. Right now he just has one other agent working for him who he tells me produced $10M or about $150K in 2019. He is only looking to bring one other agent. He has his own personal assistant, and marketing assistant.

Analysis so far:

I am lucky to have a real estate coach who makes himself available for calls, though I do not pay him full-time for services. He’s generous with his advice and I’ve been following his material for awhile. He did preface by saying generally, he is not for teams. He thinks I should stick it out and really do all of the work needed, cutting back from rentals and focusing more time on sales growth. I could do this while still having rentals to fall back on as quick paychecks, but I do feel that is a bit of a trap itself. He reiterated just because top producers can move huge buyer/seller volume, that does not mean they know how to manage people.

I understand that teams ultimately are means to make the team leader more money, but this opportunity seems unique and the team leader is much more connected to the current state of RE. My last team was an older, extremely successful listing agent who made most of his connections more than 10 years ago.

My biggest qualms are what my path is 3-4 years from now when exiting the team. Does my brand and image suffer? All of my deals need to be filed under the team leader and it could be difficult (other than Instagram) for customers to see what I have done in the past. Still, I am lacking a geographic farm at the moment and this could be a great way to get quickly connected to higher net worth clients. I have a second meeting with him tomorrow and am developing some more precise follow-up questions.

If this team doesn’t work out, I don’t think I would have an opportunity to rejoin my current agency which understandably, probably doesn’t want to be a fallback option for a 2nd time.

What questions should I be asking other than my clearly defined responsibilities and expectations?

TLDR: Debating joining a team, have been on a team once before that did not work out, this opportunity seems exciting and very different, but have my guard up and am wondering best questions to ask at my second meeting.

I am trying to deal with the stress that I put on myself with Real Estate. For instance, a client has an offer in on a place right now and the other agent isn’t calling me back and its been over an hour, the client is asking me what’s happening and I don’t know and I’m so stressed about it! I can’t do anything about this and it makes we want to quit everything and go dig a hole for a living! But, I’ve been very successful in Real Estate, so I want to continue.

The agents I admire have a certain ease to them, where they are confident the deal will happen and they seem to not even care. How do they do it!?!

How can I change my view on my business to manage my stress better?

  • Sponsorship invitation or request ($10). Elimination of this fee does not remove a license holder’s responsibility to notify the agency of a change of sponsorship.

  • Designated Officer change ($20). Elimination of this fee does not remove a broker’s responsibility to notify the agency of a change of designated officer for a business entity.

  • Name change ($20). Elimination of this fee does not remove a license holder’s responsibility to notify the agency of a name change. A certificate of active licensure or sponsorship ($40).

  • Paper processing fee ($20).

  • Certified copy charge ($20).

  • NSF (Insufficient Funds) Fee ($30): When a payment is issued with insufficient funds, the license of the person who issued the payment will be placed on inactive status until the fee associated with the transaction is paid in full. When a license in placed on inactive status, the license holder may not perform any activity regulated under that license. Performing license activity while on inactive status may result in discipline.

This is incredible, I can’t remember the last time a government organization stopped collecting fees for seemingly no reason.
